The Bangalore Development Authority plans to set up an integrated townships in order to ease traffic on city’s main and arterial roads.
In the provisional revised master plan 2031, the BDA has specified guidelines to set up townships according to which integrated townships can come up only in areas where minimum width of the access road is 24 meters.
The authority has specified that the township area should be at least 25 hectares from the approach road which is of the width of 24 meters.
The 2015 master plan had set a limit of 50 meters, which has now been reduced.
According to a BDA official, there are many big apartment complexes (with and without facilities) and gated communities that have narrow roads. However, with the revised master plan, the width of the road will have to be maintained.
This was also one of the suggestions citizens made during the BDA’s public consultation meetings held in May and June.
Talks are on with the Bruhat Bengaluru Mahanagara Palike officials to request those applying for the integrated projects to follow the rule even though the master plan is yet to get government’s approval, the official said.
“We are contemplating on this as we have learned about the rush from builders and realtors seeking clarity on the issue.
The builders are also queuing up to seek approval for new projects before the implementation of the master plan. To ensure proper planning and anomalies are corrected, it would be better if the plan is implemented as early as possible,” the official said.
The integrated townships project, in its present form, aims to promote the development of economic activities along with residential and other supporting requirements for enhanced quality of life by facilitating development.
